Can a foreign buyer purchase in their own name?
Yes. Any non-resident may buy freehold property in Portugal in their own name or through a company. A Portuguese tax number — número de identificação fiscal — is required before signing, and takes a few days to obtain through a representative.
What does a reservation involve?
A signed reservation form and a deposit hold the house and its price for thirty days. The promissory contract follows, usually with ten to twenty per cent of the price. The balance is paid at the deed, after completion in the third quarter of 2027.
What is included in the price?
The house is delivered fully fitted: kitchen, joinery, sanitary ware, brassware, flooring and the interior scheme. Two underground parking spaces are included. Furniture is quoted separately.
What are the running costs?
Municipal property tax — IMI — plus the estate charge covering the pool, tennis courts, gardens, gate and security. The charge is set annually by the owners of the eight houses.
Is a mortgage available to non-residents?
Portuguese banks lend to non-residents, generally to sixty or seventy per cent of the purchase price. Introductions can be arranged.
Can the interior be changed?
The eight houses are delivered to one specification, and it is the specification shown here. Structural changes are not possible; the houses share one frame and one roof line.
